Frequently Asked Questions

How quickly can you schedule my lead paint inspection?

ProActive Environmental, LLC understands compliance deadlines are tight. Unlike competitors with lengthy waitlists, we offer same-week availability for inspections in most cases with exact appointment times that work around your tenant’s schedule.

How much does a lead paint inspection in New Jersey cost?

The cost of a lead paint inspection in New Jersey can vary significantly. Costs vary by inspection type and property size. We offer competitive pricing, call for more details.

How often is a lead paint inspection required in New Jersey?

Every 3 years or upon tenant turnover, whichever occurs first. However, if a valid lead-safe certificate (good for 2 years) is still active at the time of turnover, a new inspection is not required until expiration.

What determines if I need visual or dust wipe testing in New Jersey?

The New Jersey Department of Health determines requirements based on childhood lead poisoning statistics. Municipalities with ≥3% of children under age 6 having blood lead levels of ≥5 µg/dL require dust wipe testing. Most Northern NJ municipalities require only visual inspections.

How long does a lead-based paint inspection take?

  • Single-family visual inspection: 45-60 minutes

  • Dust wipe sampling adds: 15-30 minutes

  • Three-family home: 90-120 minutes

  • 10-unit building: Several hours

Can I stay in the property during inspection?

Yes, inspections are completely non-invasive and safe for all occupants. No demolition, chemicals, or activities making property temporarily uninhabitable.

What happens if I don't comply?

Under New Jersey state law, $1,000 weekly penalties begin 30 days after violation notice.

The law requires that violations be cured (inspection completed or remediation started) within 30 days; penalties accrue if no action is taken. Additional risks include insurance coverage issues, rental difficulties, and civil liability under New Jersey tenant protection laws for lead poisoning.

Do I need inspection if my property in New Jersey was renovated?

Yes, under New Jersey law, unless you have documentation proving complete lead-free status through complete testing and certification. Most renovations (like repainting or partial remodeling) don’t eliminate New Jersey inspection requirements.

Can ProActive Environmental help with remediation?

We provide comprehensive remediation support through detailed reports and certified contractor referrals via ProActive Environmental LLC. We conduct required clearance inspections after remediation completion.
